🏪 New & Coming Soon to Mansfield

The city is growing fast, and 2026 is already shaping up to be a landmark year for new businesses. Here is what is on the radar:

Costco — One of the most anticipated retail arrivals in recent memory. The membership warehouse giant is headed to the Lone Star Road and FM 917 corridor, and it is expected to anchor a wave of additional retail and dining development in that area.

Portillo's — The beloved Chicago-born chain famous for Italian beef sandwiches, hot dogs, and chocolate cake shakes is opening its first Mansfield location at The Shops at Broad.

BoomerJack's — A high-energy sports bar concept with large-format screens and a full food and drink menu is joining the FM 917 corridor development. Expect this to become a go-to evening spot.

Bojangles — Mansfield's first location of the Cajun-seasoned chicken and biscuit chain has been approved at the corner of E. Debbie Lane and US 287.

The Reserve — The big one. A 200-acre mixed-use development that will eventually include restaurants, retail, entertainment, and a brand new City Hall. Construction on the city hall portion is expected to wrap by December 2026.

✅ Your April Mansfield Bucket List

Skip the obvious and do what the locals actually recommend this month.

For the kids: Hunt for Mansfield Painted Rocks. Local artists hide hand-painted rocks with positive messages all over the city for kids to discover. Make a morning out of it.

For adults: Catch a movie or show at the Farr Best Theater in Historic Downtown. It is intimate, charming, and one of those only-in-Mansfield experiences that never gets old.

To eat: El Primo's Mexican Grill. Voted best Tex-Mex in Mansfield, with live music Wednesday through Saturday and one of the best patios in the city. Order the margarita.

To drink: Dirty Jobs Brewing on Main Street. A local craft brewery that blends right into the historic downtown streetscape. Grab a beer flight and stay a while.

🏡 The Mansfield Housing Market — April 2026 Snapshot

If you are thinking about buying or selling in Mansfield, here is what the numbers look like right now.

The median sold price is hovering around $475,000–$485,000, essentially flat compared to last year after years of rapid appreciation. This is not a market in trouble — it is a market that is stabilizing, and that stabilization is actually good news for buyers who felt priced out over the past few years.

Homes are averaging somewhere between 69 and 90 days on market depending on the source and neighborhood, which is actually faster than last year across most data sets. Well-priced homes in desirable neighborhoods are still moving quickly.

The list-to-sale price ratio sits at 97.46%, meaning most buyers are paying just under asking price. About half of active listings have seen a price reduction before selling, which tells you there is real negotiating room in this market if you know how to use it.

The bottom line: Mansfield is more buyer-friendly than it has been in several years, but the best homes are not sitting long. If you have been waiting for the right time to make a move, this spring is worth a serious look.

What Mansfield, TX Homebuyers Need to Know About Roofs Before Making an Offer

What Mansfield, TX Homebuyers Need to Know About Roofs Before Making an Offer

If you're shopping for a home in Mansfield, TX, the roof probably isn't the first thing on your mind. You're thinking about the layout, the neighborhood, the school district, the price. But after one North Texas hailstorm, the roof conversation has a way of moving straight to the top of the list — sometimes at the worst possible moment.

Here's what I tell every buyer I work with: don't wait for a leak to start asking questions about the roof.

Hail Damage in Mansfield Isn't Always Visible

This is the part that surprises most people. A roof can look completely fine from the curb — no missing shingles, no obvious damage — and still have significant impact damage underneath the surface. That hidden damage can shorten the roof's lifespan, create problems during the insurance process, and ultimately cost you thousands of dollars after closing.

North Texas is one of the most active hail corridors in the entire country. Mansfield and the surrounding DFW area get hit hard, and storms don't discriminate by neighborhood or price point. What does vary is how each individual roof holds up — and that depends on more factors than most buyers realize.

Why Two Similar Homes Can Have Very Different Roof Situations

Here's something that catches buyers off guard: two nearly identical homes on the same street can be in completely different roof condition. How is that possible?

It comes down to a few key factors:

Storm track. Hail doesn't fall evenly. The path and intensity of a storm can mean one side of a street takes a direct hit while the other escapes with minimal damage.

Shingle type and quality. Not all shingles are created equal. Impact-resistant shingles handle hail very differently than standard three-tab shingles. The material installed matters as much as the storm itself.

Installation and ventilation. A roof that was improperly installed or poorly ventilated is going to deteriorate faster — with or without storm damage. Good installation extends roof life. Bad installation shortens it, regardless of what the weather does.

This is why "how old is the roof?" is not enough of a question. Age is just one piece of a much bigger picture.

The 3 Roof Questions Every Mansfield Homebuyer Should Ask

Before you make an offer on any home in Mansfield, make sure you get answers to these three questions:

1. Has there ever been a hail or storm damage insurance claim on this property?

A past claim isn't automatically a dealbreaker, but it tells you a lot. It tells you the roof has been through something significant, and it opens the door to finding out what repairs were made, who made them, and whether the work was done properly.

2. When was the last professional roof inspection?

A seller saying "the roof looks fine" is not an inspection. You want to know when a licensed professional last evaluated the roof and what they found. If there's no recent inspection on record, that's a red flag worth noting — and a good reason to make sure your own inspection is thorough.

3. What is the insurance deductible?

This is the question most buyers forget to ask, and it's arguably the most important one. In Texas, many homeowners insurance policies have a separate wind and hail deductible — and it's often calculated as a percentage of the home's insured value rather than a flat dollar amount. On a $350,000 home with a 2% hail deductible, that's $7,000 out of pocket before insurance covers anything. If the roof needs work after closing, that cost lands on you.

Knowing the deductible upfront helps you go into the transaction with your eyes open — and negotiate accordingly if needed.

What to Do During the Inspection Period

Once you're under contract, use the inspection period wisely. In addition to your general home inspection, consider requesting a separate dedicated roof inspection from a qualified roofing contractor. A good inspector will get up on the roof, evaluate the condition of the shingles, flashing, gutters, and ventilation, and give you an honest assessment of remaining lifespan and any existing damage.

If damage is found, you have options — you can negotiate a price reduction, request that the seller file a claim before closing, or ask for a credit toward repairs. What you don't want is to find out about the damage after the keys are in your hand.

The Bottom Line for Mansfield Homebuyers

Buying a home in North Texas means buying a home in hail country. That's not a reason to panic — it's just a reason to ask the right questions before you close. A little due diligence on the front end can save you from a very expensive surprise on the back end.

If you're navigating the Mansfield market and want to know exactly what to look for — and what to ask — I'm here to help.

What Mansfield, TX Traffic Actually Looks Like

What Mansfield, TX Traffic Actually Looks Like — A Local Realtor's Honest Take

If you're searching for homes in Mansfield, TX, one of the first questions I hear is: "What's the commute actually like?"

As a Mansfield real estate agent who built and lives in this community, here's what I tell every buyer before they relocate:

The roads aren't always congested — but there are two daily windows where school schedules and commuter traffic overlap and create consistent stop-and-go slowdowns:

Morning: 7:10 – 8:05 a.m. Afternoon: 4:25 – 5:55 p.m.

During these windows, you can hit multiple light cycles on what looks like a short drive on the map. It's not a dealbreaker — it's just something worth planning around before you choose a neighborhood or decide on a home's location relative to work.

This is exactly the kind of local knowledge that never shows up in a listing, but it directly affects your day-to-day quality of life in Mansfield.

I put together a free Mansfield guide that covers traffic timing, neighborhood breakdowns, and what's where — so you can make a confident, informed decision about where to plant roots.

Ready to get clear answers from a top Mansfield, TX real estate agent? Reach out today and I'll send you the guide or set up a no-pressure conversation about your move.

Why You Should Think Twice Before Clicking "Request a Tour" on Zillow

Why You Should Think Twice Before Clicking "Request a Tour" on Zillow

Finding Homes for Sale in Mansfield, TX? Here's What Every Buyer Needs to Know First.

If you have been scrolling through Zillow, Realtor.com, or Redfin looking at homes for sale in Mansfield, TX, you have probably seen that tempting button — "Request a Tour." It looks simple. Harmless, even. But before you click it, there is something every homebuyer in Mansfield deserves to know.

What Really Happens When You Click "Request a Tour"

That single click does not connect you with one agent. It sends your personal contact information — your name, phone number, and email — to multiple real estate agents simultaneously. Within minutes, your phone starts ringing. Texts start coming in. Emails pile up from agents you have never met, never researched, and have no way to evaluate.

Some of those agents are exceptional. Highly experienced, deeply knowledgeable about the Mansfield real estate market, and genuinely committed to their clients.

Others may be brand new to the industry — still learning the basics while your biggest financial transaction hangs in the balance.

The problem is you have no way of knowing the difference until it is too late.

The Mansfield, TX Real Estate Market Demands an Experienced Agent

The DFW real estate market — and Mansfield specifically — is competitive. Homes in desirable neighborhoods like South Pointe, Walnut Creek, and Heritage move quickly. Sellers are strategic. And the gap between a well-written offer and a poorly written one can be the difference between getting the home you want and losing it to another buyer.

This is not the market to hand your home search over to whoever happened to respond to your inquiry first.

What the Right Mansfield Realtor Actually Does for You

Working with a top real estate agent in Mansfield, TX is not just about having someone unlock doors on the weekend. Here is what an experienced, local Realtor brings to the table:

Access to Off-Market Properties Not every home for sale in Mansfield, TX makes it to Zillow. Experienced agents have professional networks, relationships with other local Realtors, and access to coming-soon listings that never hit the public portals. That means you are seeing opportunities that the average buyer scrolling Zillow will never find.

Honest Pricing Insight Before You Waste Your Weekend A knowledgeable Mansfield real estate agent can look at a listing and tell you immediately whether it is priced right, overpriced, or a genuinely strong value. That saves you time, emotional energy, and the frustration of falling in love with a home that is never going to appraise.

Offer Strategy That Actually Wins In a competitive market, how you write an offer matters just as much as how much you offer. An experienced Mansfield Realtor knows what terms sellers in this market respond to, how to structure contingencies strategically, and how to make your offer stand out — even in a multiple-offer situation.

Someone Who Knows Mansfield, TX Inside and Out There is a real difference between an agent who works all of DFW and an agent who knows Mansfield specifically — the neighborhoods, the school districts, the new construction builders, the areas with the strongest resale value, and the pockets of the city that are quietly appreciating. Local knowledge is not a bonus. It is essential.

The Biggest Purchase of Your Life Deserves More Than a Random Phone Call

Buying a home in Mansfield, TX is likely the largest financial investment you will ever make. The agent you choose will influence the price you pay, the terms you secure, the inspections you navigate, and ultimately whether the transaction closes smoothly or falls apart.

You deserve to choose that agent intentionally — not inherit them because you clicked a button.

Buying New Construction in Mansfield, TX? Ask This One Question Before You Tour a Model Home

Buying New Construction in Mansfield, TX? Ask This One Question Before You Tour a Model Home

By Carlee Howard | Rafter H Realty | Mansfield, TX Real Estate

If you're shopping for a new construction home in Mansfield, TX, you've probably already done the fun part — browsing floor plans online, driving through new neighborhoods, maybe even walking through a model home or two. The finishes are beautiful. The layout feels perfect. And the builder's sales rep is walking you through an upgrade sheet that makes it all feel very official.

But before you fall in love with quartz countertops and an open-concept kitchen, there's a question most buyers forget to ask — and it could save you thousands of dollars.

Why the Upgrade Sheet Isn't the Whole Picture

When buyers sit down with a builder, the conversation almost always gravitates toward upgrades. Flooring. Cabinets. Countertops. Fixtures. These are the visible, tangible things that make a home feel like yours, and it makes complete sense that they're top of mind.

The problem is that focusing only on upgrades can give you a false sense of your total budget. The upgrade sheet tells you what you can add. It doesn't always tell you what's missing.

And in new construction, what's missing from the base price can be just as important as what's included.

The Question Every New Construction Buyer in Mansfield Should Ask

Before you get attached to a floor plan or a homesite, ask your builder this:

"What is NOT included in the base price that I'll still need to pay for in order to close and move in?"

It sounds simple. But the answers can be eye-opening.

Depending on the builder and the specific lot you're purchasing, items that are commonly left out of the base price include window blinds, kitchen appliances, gutters, irrigation and sprinkler systems, sod and landscaping, and fencing. Some builders include a few of these as standard. Others treat all of them as optional add-ons. And some may not offer them at all, leaving you to coordinate and pay for them separately after closing.

None of this is hidden or dishonest on the builder's part — it's just how new construction pricing works. But if you're not asking the right questions, it's easy to mentally budget for a home at one number and find yourself facing a very different one by the time you get to closing day.

How These Costs Affect Your Bottom Line

Here's why this matters beyond just the sticker shock. The costs of move-in essentials don't just affect what you pay upfront — they can affect your entire financial picture as a buyer.

If you're planning to pay for these items out of pocket after closing, they directly impact how much cash you need to have available at the time of purchase. If you choose to roll some of these costs into your loan, they affect your loan amount and your monthly mortgage payment for the life of the loan. Either way, going in without a clear picture of these costs means making financial decisions based on incomplete information.

The goal isn't to scare you away from new construction — it's a fantastic option for many buyers in Mansfield and across the DFW area. The goal is to make sure you're comparing your options accurately and budgeting realistically from day one.

How to Compare Builders the Right Way

If you're weighing multiple builders in Mansfield or the surrounding DFW Metroplex, this question becomes even more important. Two builders might have similar base prices on paper, but if one includes gutters, appliances, and irrigation as standard and the other doesn't, those aren't equivalent offers — even if the square footage and floor plan are nearly identical.

When you're ready to get serious about a specific homesite, ask each builder to give you a complete "move-in ready" price on that exact lot. Not the model. Not a generic estimate. The actual homesite you're considering, with everything you'll need to move in on day one accounted for.

That comparison will tell you far more than base price alone ever could.

Working With a Mansfield Realtor on New Construction

One of the most common misconceptions buyers have about new construction is that they don't need a real estate agent because they're buying directly from a builder. In reality, having a knowledgeable Mansfield realtor in your corner during a new construction purchase is one of the best decisions you can make.

The builder's sales representative works for the builder. Their job is to sell homes and protect the builder's interests. That's not a criticism — it's just the nature of the transaction. A buyer's agent works for you, and their job is to make sure your interests are protected from the moment you sign a contract to the day you get your keys.

As your Mansfield real estate agent, I help new construction buyers ask the right questions, review builder contracts, understand what's negotiable, and avoid the surprises that catch unprepared buyers off guard. My representation costs you nothing — builder commissions are already built into the price of the home whether you have an agent or not.

The First Few Days Can Make or Break Your Home Sale in Mansfield, Texas

The First Few Days Can Make or Break Your Home Sale in Mansfield, Texas

If you're thinking about selling your home in Mansfield, Texas, there’s one thing that can truly make or break your sale—and it has nothing to do with your countertops, flooring, or the paint color in the guest room.

It all comes down to how your home is positioned when it first hits the market.

As a Mansfield top realtor, I see this play out over and over again. The first few days after your home is listed are the most important days of your entire sale.

Why the First Week Matters So Much

When a home is newly listed, it receives the most attention it will ever get online. Real estate platforms push new listings to the top, buyers receive instant alerts about homes that match their criteria, and local agents begin scheduling showings for their clients.

This initial surge of attention creates momentum.

But that window is short. If the home isn’t positioned correctly from the start, the listing can quickly lose traction. That’s why working with a Mansfield top realtor who understands how to launch a listing strategically is so important.

Pricing Your Home Correctly From the Start

One of the most critical pieces of the strategy is pricing.

A Mansfield top realtor studies local data daily—recent sales, current competition, buyer demand, and neighborhood trends. Pricing your home correctly doesn’t mean simply listing it at the highest possible number. It means pricing it strategically so it attracts strong interest right away.

The right price can create competition among buyers, which often leads to stronger offers.

Strategic Marketing That Makes Your Home Stand Out

The Mansfield and greater DFW market is competitive, which means marketing matters more than ever.

A Mansfield top realtor doesn’t just put your home in the MLS and hope buyers find it. Instead, the goal is to create a strong launch strategy that gets your home maximum visibility. This includes professional photography, strong listing descriptions, targeted online exposure, and making sure agents throughout the area know about your home.

When done correctly, your home stands out in a crowded market.

Having a Plan If Adjustments Are Needed

Even with the best preparation, the market can shift. That’s why having a clear strategy for what comes next is important.

A Mansfield top realtor watches the activity closely during those first days—showings, feedback, online views, and buyer response. If adjustments are needed, they can be made quickly so the listing stays competitive and continues attracting attention.

This proactive approach keeps your home from sitting on the market longer than necessary.

Thinking About Selling in Mansfield?

If you’re considering selling your home in Mansfield, the strategy behind your listing matters more than most sellers realize. Launching your home the right way can make a significant difference in how quickly it sells and what buyers are willing to pay.

As a Mansfield top realtor, I love helping homeowners understand the local market and develop a clear plan to position their home for success.

If you’re curious about what your home might be worth in today’s Mansfield market or what steps you should take before listing, I’d be happy to help guide you through the process.

Top 250 Fort Worth Realtor Out of Over 60,000 DFW Agents

Top 250 Fort Worth Realtor Out of Over 60,000 DFW Agents

The Dallas–Fort Worth real estate market is one of the largest and most competitive markets in the country. With over 60,000 licensed real estate agents across DFW, standing out takes more than just experience — it takes trust, consistency, and strong results for buyers and sellers.

That’s why I’m incredibly honored to share that I was named a Fort Worth Real Producers Top 250 Agent for 2026, ranking #103 out of nearly 15,000 agents in the Fort Worth market alone.

What This Ranking Really Means

To put these numbers into perspective, the majority of real estate agents sell only 1–3 homes per year. Being ranked among the Top 250 agents in Fort Worth reflects consistent production, deep market knowledge, and — most importantly — long-term client trust.

This recognition isn’t about awards or titles. It’s about the buyers and sellers who trusted me to guide them through one of the biggest financial decisions of their lives.

A Competitive DFW Market Requires Local Expertise

Buying or selling a home in Mansfield, Fort Worth, Arlington, or the surrounding DFW area isn’t the same as it was a few years ago. Inventory shifts, interest rates change, and pricing strategies matter more than ever.

Local expertise makes a difference when it comes to:

  • Pricing a home correctly from day one

  • Navigating multiple-offer situations

  • Understanding neighborhood-level trends

  • Knowing how school zones, commute times, and resale value impact decisions

Helping families make smart real estate choices in a fast-moving market is something I take seriously — and something I’m grateful to do every day.

Built on Trust, Referrals, and Relationships

This achievement has nothing to do with me alone. It’s the result of:

  • Clients who trusted me to sell their homes

  • Buyers who leaned on my guidance during competitive purchases

  • Past clients who referred friends and family

  • Long-term relationships built on honesty and clear communication

Every showing, listing appointment, contract negotiation, and closing represents a real family and a real story. That trust is never taken lightly.
